Asheville Takes Bold Steps Toward Affordable Housing

Asheville, N.C. is buzzing with anticipation and hope as the city rolls out its final Affordable Housing Plan. This much-awaited update arrives after years of grappling with a growing housing crisis, exacerbated by the economic challenges brought on by the COVID-19 pandemic. It’s an exciting moment for the city, and the plan aims to make Asheville a more inclusive place for all its residents.

A New Look at an Old Challenge

The journey to this new plan began in September 2023, marking a significant step toward addressing the affordable housing shortage that has plagued Asheville for years. Prior to this, the last update to the 2008 Affordable Housing Plan was in 2015, and since then, residents have witnessed alarming increases in rent, home prices, and property values. The goal of this refreshed approach is clear: break down the barriers to homeownership and rental affordability.

Asheville officials poured hours into creating a comprehensive city profile and heard from community members about their housing needs. This engagement resulted in a 10-year implementation roadmap which highlights five main goals and two priority areas. These priorities aim to streamline resource allocation and support existing residents in staying in Asheville.

Setting Ambitious Goals

According to Sasha Vrtunski, the city’s Affordable Housing Officer, the community’s feedback was invaluable in shaping the strategies. The city plans to:

  • Support the Construction of new rental and for-sale housing.
  • Preserve Existing Housing while ensuring equitable measures are in place.
  • Look into Increasing Funding for home repairs.
  • Prevent Displacement of residents who are being pushed further from the city.
  • Focus on housing affordability across all income levels.

Addressing Displacement and Affordability

One pressing issue highlighted in the plans is displacement. Many residents are feeling the need to move away from Asheville in search of affordable housing options. “We see a lot of folks talking about how they have to move further and further out to afford a place to live, and we want to make sure that we’re trying to supply housing for folks at all income levels,” Vrtunski noted.

The BIPOC community, in particular, has been affected, as many members tend to rent rather than own homes and often find themselves in lower-income brackets. The plan seeks to directly address these disparities by ensuring everyone in Asheville has a place to call home.

A Comprehensive Approach

Vrtunski labeled this new strategy as the most comprehensive plan the city has ever developed in terms of affordable housing. “It helped us look at what we have been doing, confirming that we were on the right track, but also unveiling the gaps we need to address,” she explained. The enthusiasm surrounding these plans reflects a deep commitment to meeting the needs of Asheville’s residents.
